Glendale Builders, Inc. has been delivering successful construction projects in Southern New Jersey since 1984. In the construction phase, GBI performs as follows:

Maintains on-site project management and complete office support

Issues subcontracts and purchase orders to approved subcontractors and vendors

Expedites sample submittals and material shop drawings

Manages construction operations

Schedules and coordinates all construction activities

Monitors and updates construction schedule

Installs vendor-purchased items

Conducts weekly progress meetings

Provides continuous cost control

Submits and processes periodic pay requests on AIA documents

Conducts completion activities, and secures all needed permits, inspections and approvals

Compiles product warranties and maintenance manuals for owner

Assists with facility start-up operations

In the post-construction phase, GBI provides the following wrap-up services:

Obtain for the owner the certificate of occupancy from the local building authority

Provides written warranties as required

Obtains waivers of liens from all vendors as required

Coordinates "as built" drawings for the owner

Assembles and binds operation and maintenance manuals

Provides training in the operation of the building and its equipment

Provides building commissioning (start-up) services

Performs warranty work, when required
